We know the thought of building a new home can be overwhelming and you may be wondering where do I start? Here you will find a quick overview of “The Process” from start to finish.
#1 Meet with a Scotch Homes Team Member to pick your lot and house plan
Initially you will meet with our principal builder to pick your lot and house plan. You will review the lot and placement of the proposed home so you can better envision how your new home will look on the lot. Our principal builder is also licensed real estate agent but if you are already working with a real estate agent, that’s ok too! We welcome all agents and work closely with them.
#2 Contract
Once you have found a home or floor plan that you love, either a Scotch Homes team member or your agent will get the 2-10 Home Buyers Warranty New Construction Contract package executed. You will sign this contract package and provide your preapproval lending letter to secure your lot and get the building process started!
#3 Meet your Project Manager and Review Plans
At this stage you will get to meet your Project Manager, review your floor plan and ask any questions you may have about making any changes that are needed for your new home to best fit your lifestyle. We feel that needs and wants are of equal importance so we strive to meet both of those.
#4 Selections
After you have executed your contract package, we will activate you into our BuilderTrend program and you will see the selections needed and the deadlines to get them chosen by. You will have access to our Interior Designer who can help you in making those selections. You will have a wide variety of options in choosing your finishes. You will be able to select your brick colors, flooring, wall colors, countertop colors, light fixtures and more!
#5 Let’s get building!
This is where you sit back and enjoy the show. We will begin building your new home in accordance to your plans and specifications outlined in your contract package. You will have 24/7 acees to daily updates, photos, milestones, and more using the BuilderTrend program. You will also get a pre drywall walkthrough with your Project Manager to review your home at this stage prior to drywall install.
#7 Pre-Closing & Final Walk-Through
We are dedicated to completing your home to the very best of our ability. After the final inspections have been completed. You will have a Pre Closing Quality Assurance Walk Through and Warranty Orientation. This is where your Project Manager will go over with you, each room and how your new house works! You will also be given your 2-10 Maintenance Manual that gives helpful tips on the moving process and also reminds you to go ahead and get your utilities switched into your name. If there are any items that need to be addressed prior to closing, this is where it would be noted. Your Project Manager will meet you before your closing date to walk through the home with you and make sure it is completely move-in ready and you are trained and comfortable with every part of your new home.
#8 Closing
Closing day means the keys are now yours! Scotch Homes principal builder will be at your closing to sign the final papers with you and hand deliver the keys to your new home. You will sit down with your agent and sign the final papers that release the home into your hands. After this, you can sit back, relax and enjoy your new home. If anything comes up and you need us, rest assured we are still here for you. Our warranty provides coverage long after your closing day.
